The initial meeting -- Assessing Needs & Value

I have represented sellers right here in San Francisco for more than twenty-five years and have handled more than 300 sales. Pricing

The asking price for your home should take into account how the market is performing, expectable norms, how we wish to position the home to buyers, and how much time we have to sell the home. I bring a great deal of pricing experience to the table and I will collaborate closely with you to price the home at a number that will get you the best possible outcome. I often solicit feedback / thought-partner with trusted colleagues in order to "crowd-source" the best starting price for your home. Because I have been in this business for a long time, my pricing instincts are very good and I always back it up with feedback from other talented agents.

Develop A Targeted Strategy

My marketing strategy will reflect the unique characteristics of your home. I will identify and target the likely buyer profile for your home using the best traditional and web-based marketing techniques while taking into account the competition that we will be facing from other homes on the market.

Disclosures & Repairs

The secret to a watertight transaction is accurate disclosure. This includes property reports from reputable inspectors, to attract a more solid offer. I will advise as to which items are worth the cost of fixing. It's quite important to leave enough time for this sort of prep work, for example, roof repairs should be anticipated and taken care of before the rainy season begins. I can help you prioritize what should be done and put in place a timetable that will have you all ready to go at the optimal time.

Staging and Photography

I work with several excellent stagers, selecting the one that has the best aesthetic and furniture selection relative to your home's architectural era. My photographers are top-knotch and skilled at bringing out the best in every home. I personally supervise their work. Touch-up, twilight shots, aerial photographs and video are sometimes appropriate.

Marketing Materials & Networking

I am known for writing persuasive marketing materials that speak to agents and buyers alike. Remember, serious buyers are going to pore over these materials closely so it's important that what we say about the home is compelling yet accurate. There is an art to this and it makes a huge difference to the outcome of your sale. It is often helpful to generate advance publicity and feedback from other agents via my personal network of agents in Top Agent Network (the top 10% of agents in San Francisco are members of Top Agent Network). You can expect concierge-style service from me and my team-members, and we will leave nothing to chance.

Website and Online Marketing

I provide a unique custom-website for every listing, where properties are individually showcased. I provide either a virtual tour (using Matterport technology that lets the buyer walk through the home with 360-degree views of every room) or an ineteractive floorplan where photos are conveniently embedded into the 2-D plan, or a professionally produced video tour. I often use drone photography to capture the outside of the home and a bit of the surrounding neighborhood especially if your home is located in a scenic area. I am a professional paid member of Zillow and Trulia and will make sure that your home is prominently featured on these sites. I also use software that identifies likely buyers on Facebook and places targeted ads that will get their attention.

Showings

I handle all showings personally, whenever possible, so that I can interact directly with interested parties and assess the feedback and level of interest your home is receiving. This includes "virtual open houses" where I can walk a visitor through the online materials and answer questions just as if they were present inside your home - a great way to screen serious visitors. I generally do not delegate showings to junior associates since it's important to me that I meet each visitor in person and answer their questions in an accurate way while pitching your home's best features.

Offer Negotiation & Escrow

Every home is unique and calls for a unique negotiating strategy. I negotiate firmly with multiple parties, and collaborate skilfully with you to coordinate the message we are communicating to agents. Once ratified, there are a number of hurdles to navigate including escrow, further inspections and appraisal as well as potential negotiation with backup buyers. I think of myself as a Problem-Solver and getting to the finish line requires close attention to detail and creativity when the buyer throws a curve-ball in our direction. Nothing is taken for granted until the proceeds from the sale are safely deposited into your bank account.
